Zillow Research (ZHVI/ZORI)
Used for: Median home values and rental estimates · Updated: Monthly
Zillow Home Value Index (ZHVI) tracks typical home values. Zillow Observed Rent Index (ZORI) tracks market-rate rents. Both are publicly available CSV files.

The overall NeighborScore is a weighted composite: Crime Score (40%) + School Score (35%) + Property Value Score (25%). Each sub-score is normalized to a 0–100 scale relative to peer areas. Scores are updated monthly as new data becomes available.
