Hidden Value: NYC ZIP Codes Where Your Dollar Goes Furthest

New York City's five boroughs span an enormous range of prices and quality metrics. The NeighborScore value index — which normalizes price against the crime and school composite — identifies ZIP codes where buyers are getting above-average quality at below-average cost.

Sunnyside, Queens (11104) leads our value ranking at 76/100 on the composite with a median price of $580K — roughly 45% below the NYC metro median for a similar quality profile. The neighborhood has above-average school scores (71/100) and manageable crime (66/100), with a strong immigrant community, walkable commercial strips, and a 25-minute 7-train commute to Midtown.

Jackson Heights (11372) is similar: composite score 73/100, median price $525K, strong school performance relative to the price point.

In Brooklyn, Bay Ridge (11209) offers composite 79/100 at a median of $610K — below Park Slope and Carroll Gardens for similar or better school performance. The R train to Manhattan adds commute time, but the value math is compelling for families.

Manhattan ZIP codes rarely appear in value rankings. The exception is Washington Heights (10033), which at $460K median delivers a 68/100 composite — the strongest value-per-dollar in the borough by a meaningful margin.
